Q - How much cash will I need to buy a foreclosed property?

A - Normally you will need 20% down of the land contract price + 1 year property taxes and 1 yr homeowners insurance. Go to our examples page.  If your working with less money check our reduced down payment page or our lease with option page.

Q - Can we use your program for a home that we have already picked out?

A - YES. 

Q - Can you help us find the right home?

A - YES.  Our property search feature allows you to select any home on the market including bank foreclosures, hud homes or private owned properties.  If you prefer , our comments sections in the apply for financing page will allow you to tell us exactly what you are looking for and we will provide as much assistance as you need to find a home.

Q - What if I can't get a mortgage and my credit is poor because of a bankruptcy and/or foreclosure.

A - Our program is specifically for people who can not get a mortgage for any of those reasons.  We offer the only truely second chance financing.  Approval is not based on your credit.

Q - How long of a land contract can I get?

A -  Beware of our competitors who offer short term 1. 2 or 3 year land contracts with no assurance that you will be able to get a mortgage at that time and risk loosing everything.  We offer 15/20/ and even 30 year land contracts fully amortized and  with no pre-payment penalty.  You'll never have to worry about refinancing again unless you choose to do so.
